How Many Units Can You Build on a Nanaimo Lot?

Nanaimo does not have one citywide unit number. The answer depends on the zone, lot size and form, and for R5 lots whether City water and sewer servicing can be confirmed.

Nanaimo zoning changes: see the sourced amendment timeline alongside this guide.

Nanaimo's bylaw mixes several ways of setting residential density. Some zones set a fixed maximum, R10 uses a per-hectare rate, and R8, R11 and R12 control the building through floor area ratio, coverage, height and setbacks without a fixed unit cap.

The map and address report apply the same parcel-level rules. They check the current zoning, lot area and shape, mapped lanes and streets, R5 servicing, the Agricultural Land Reserve, Transit-Oriented Areas and site-specific regulations before showing a count.

R1 and R1b: the lot itself changes the answer

An ordinary R1 or R1b lot allows 2 units. The count reaches 3 when the lot is at least 500 m², is a corner lot, has a mapped lane or is a through lot. A lot over 0.4 ha reaches 4. These are houses and secondary suites, not a four-unit multiplex.

A lot in the Interim Corridor Area that is under 2,000 m² follows the same R1 unit rules even when the underlying zoning is a corridor zone. Its map panel and report identify that special route explicitly.

R5 is the zone with a servicing gate

R5 provides for small-scale multiple family dwellings of up to 4 units, but ZoneScout only awards the higher count when City water and sewer servicing can be confirmed from the published mains and lateral layers. An unconfirmed or failed service result lowers the displayed count and explains why.

Some zones have no fixed unit maximum

R10 calculates principal dwellings from the lot's hectares, so a large unsubdivided tract can show a large number. R8, R11 and R12 show No maximum because their zoning controls building size instead of setting a fixed number of homes.

No maximum does not mean no constraints. Floor area ratio, lot coverage, height, setbacks, building form and every other applicable permit rule still govern what fits.

Nanaimo Bill 44 FAQ

How many units can an R1 lot have in Nanaimo?

An ordinary R1 lot allows 2 units. It allows 3 when it is at least 500 m², is a corner lot, has a mapped lane or is a through lot, and 4 when it is over 0.4 ha.

Does every R5 lot allow four units?

No. R5 is the Nanaimo zone whose count is gated by confirmed City water and sewer servicing. Run the address to see the mapped servicing result for the lot.

What does No maximum mean on a Nanaimo report?

It means the zone does not set a fixed number of dwelling units. Building size is still controlled by floor area ratio, lot coverage, height, setbacks and other applicable rules.

Does a Nanaimo Transit-Oriented Area automatically allow more units?

No. The published Transit-Oriented Areas set provincial minimum density and height rules for rezoning decisions. They do not change the current by-right unit count shown for a lot.

How does the Agricultural Land Reserve affect a Nanaimo lot?

An AR1 or AR2 lot whose representative point is in the Agricultural Land Reserve is shown with a 2-unit cap. Partial overlap is reported as a warning without applying that cap.
