June 24, 2024: Bill 44 and transit-area changes adopted

· Zoning Amendment Bylaw (Transit Oriented Area and Small-Scale Multi-Unit Housing Amendments) No. 8453, 2024

On June 24, 2024, Council adopted Bylaw 8453 to implement provincial Bill 44 and Bill 47. It created RD-1 zoning so duplex properties could add secondary suites, and changed zoning and parking rules around the City’s SkyTrain stations.

The City identified about 160 duplex properties that needed a zoning change for SSMUH compliance. The unit limit and parking treatment depend on the parcel’s location and provincial criteria, so check the property rather than assuming every lot received the same entitlement.

Zones: NR-2
