Bill 44 Map: What Can Your Abbotsford Lot Hold?

An interactive map of every lot in Abbotsford, coloured by how many homes it can hold under Bill 44. Abbotsford rewrote its bylaw into five purpose-built SSMUH zones, so two thirds of the city sits at a flat four units.

Click any lot to see its zone, its unit count, the rule behind that number, and a link to the full bylaw-cited report.

What the colours mean

Where these numbers come from

Bands come from the City of Abbotsford zoning fabric checked against Abbotsford Zoning Bylaw 2400. The map also carries the rear-lane condition a coach house needs, and the 104 lots the bylaw gives no unit maximum at all. Section 140 grants small-scale multi-unit housing centrally on some lots regardless of their base zone, and those are counted.

Every figure on this map is a starting point, not a permit. Actual capacity for a given site depends on lot dimensions, corner and lane conditions, easements, and form of development. Run the address for the cited, per-lot answer.
