Bands are derived from the City of Port Coquitlam zoning fabric checked against Port Coquitlam Zoning Bylaw 3630. The six-unit band is the City's own published Schedule D rather than an estimate, covering 715 lots. Inside a Transit-Oriented Area the by-right count drops to two, because the TOA designation removes the duplex and triplex permissions in exchange for a later rezoning to much greater density.
