Inside the Transit-Oriented Areas a lot can be built to at least 6 storeys and 2.5 FAR (Area 1) or 4 storeys and 1.5 FAR (Area 2) as an option. The Transitional Neighbourhood Overlay, which lets some A and RM2 lots build to R4-S, is flagged on the lot rather than counted. R4 lots in the Agricultural Land Reserve are capped at 2.
